Reminder on Short Sales

Per NJMLS Rules and Regulations, Listing Brokers/Agents are required to disclose the potential for a short sale in the REMARKS section of a listing. Suggested language to use is “Potential short sale, subject to lender/bank approval.”

In addition, Listing Brokers/Agents need to report the ARIP status when an offer is signed by the buyer and seller and being reviewed by the attorneys/bank or lender - do not wait for bank approval to report the ARIP status. Listings not reported ARIP within 24 hours are subject to a fine. The UC status should be reported once the Attorney Review has been completed.
